ProximityParks, the leading investor and developer of last mile logistics industrial parks in Mexico, held the groundbreaking ceremony for ProximityParks Iztapalapa III. The project will bring more than 800 direct jobs to Iztapalapa, the most populated borough of Mexico City, and will put logistics and e-commerce companies closer to millions of consumers in the east of the capital for faster, cheaper, and more environmentally friendly deliveries.
From an abandoned factory to a source of jobs
For more than four decades, the site on Av. Rojo Gómez operated as an office furniture factory. After production stopped, it became a source of safety and health risks for the surrounding community. ProximityParks identified the opportunity to transform it more than five years ago, and today the property is being rehabilitated as a next generation last mile industrial park backed by national and international institutional investors, including leading Mexican Afores.
The facility will cover more than 24,000 square meters. It will pursue LEED® certification and will include solar panels, EV charging stations, and bicycle parking to help its future tenants move toward electric fleets. The project already includes a classroom from Fundación Construyendo y Creciendo, which for almost 20 years has created educational spaces inside construction projects so workers can study before or after their shifts or during lunch.
Government and community support
The ceremony was attended by Aleida Alavez Ruiz, Mayor of Iztapalapa, and Manola Zabalza Aldama, Secretary of Economic Development of Mexico City. Inés González Nicolás, Secretary of Labor and Employment Promotion of Mexico City, Adriana Bustamante Castellanos, Director General of Sustainable Development of the Iztapalapa borough, Ana Sophia Sleeman, Director of Operations at the Ministry of Economy, and Roxana Fabris, President of Fundación Construyendo y Creciendo, also joined.

Growing with Plan México
ProximityParks Iztapalapa III is part of the company’s plan to reach USD 1 billion in assets under management over the next three years. In line with the goals of Plan México, ProximityParks has already contributed 2 industrial parks to the initiative and has 6 more underway in Mexico City, Monterrey, and Guadalajara.
«This investment reflects our commitment to offering properties in the most strategic locations, with the highest standards of quality and sustainability worldwide. ProximityParks Iztapalapa III will become a benchmark for last mile logistics in the region. It is an investment in the economic and social development of Iztapalapa and Mexico City, and an icon in our portfolio, which today is the largest and most sustainable in the industry,» said Mario Berlanga, CEO and Co-Founder of ProximityParks.
